Tenant Fees

Tenant Fees:

In addition to the rent you pay there are other Tenant charges which are listed below for your information:

Prior to move in:

  • Administration fee - £240 inc VAT (this includes Tenancy Agreement fee and referencing fee)
  • Additional reference fee -  £48 inc VAT per person
  • Guarantor reference fee - £48 inc VAT per person
  • Reservation fee - equivalent to 2 weeks rent which is deducted from the final balance of the total amount prior to the start of the tenancy
  • Deposit - equivalent to 6 weeks rent
  • Pet Deposit (if applicable) - normally an additional 2 weeks rent (in addition to the 6 weeks deposit) 

During your tenancy: 

  • Utilities (Gas, Electricity, Water & Phone)
  • Council Tax 
  • Satellite TV subscription and installation if permitted/applicable)
  • Broadband
  • Contents insurance (for your own personal belongings)
  • Tenancy Agreement amendment fee - £120 inc VAT 
  • Tenancy Renewal fee (contract negotiation) - £120 inc VAT 
  • Banham Key cutting - If additional keys are required throughout the tenancy, this will be charged at £90 inc VAT and an additional £17 per key required  

At the end of your tenancy:

  • Inventory check out fee - dependent on the size and the furnishing of the property. Minimum charge of £150 inc VAT
  • Professional clean - dependent on the size and furnishing of the property. Minimum charge of £150 inc VAT
  • Future Landlord reference fee - £60 inc VAT per person
